SITUATION
The property is situated in Casuarina area, 3 kms west of Malindi town centre. It is sea-front property along the
Indian Ocean Silversands Beach
PLOTS
The hotel occupies two adjoining plots covering
approximately 1.9 hectares (4.6 Acres). The plots are rectangular shaped and have sandy loam soils over coral subsurface.
Plot 642 undulates gently from East to West, and has a 61 meters frontage along the fine sandy beach, a depth of 243 meters and a rear frontage of 60 meters on the tarmac access road. The plot is extensively landscaped.
Second Plot is essentially a 2nd row beach property. It is level,and reached via unmade beach access road.
Save from the open sea front, the hotel boundaries are marked by coral rubble walls. The main entrance is via ornamental steel gates below a high makuti arch resting on pillars, with a sentry off.
A coral driveway leads to similar parking lot and the garages,while a concrete one with a turning “roundabout”, leads to the centre of the property.
The compound is dotted with mature indigenous and exotic trees, and there are well laid gardens having flower island, shrubs and grassed areas.
There is an extensive network of paved walkways lined with security lights throughout the grounds.

STANDARD CONSTRUCION
Standard construction of the buildings is 200mm thick coral stone walls, smooth rendered and color washed externally, plastered and painted internally beneath reinforced concrete roof slabs having high pitched Makuti thatch cover. Floor finishes are various, being “maji ya Chumvi” stone, pvc tiles, ceramic tiles and cement screen.
The doors are glazed hardwood frames or ledged and braced timber panels. The windows to the main buildings are glazed timber casements fitted with mosquito gaze and wrought iron grills.

GENERATOR HOUSE
Rendered and painted block walls, with part concrete louver sections, screed floor, reinforced concrete roof slab. There are 3 rooms, all with steel doors.
• Generator Room: with Deutz stand- by generator, 415 KVA
• Switch Gear Room: by Bticino, with model MA250 panel.
• Generator Room: with stand-by Iveco generator, 85 KVA.

SWIMMING POOLS.
• There are 3 shallow similar pools within the bedroom areas, with Maji ya Chumvi stone paved sides, bottoms, lips and surrounds.
Each has its own filtration plants, with “Badu Filtra 4” filter and 0.75 KW pump.
• There is a larger pool near the beach bar, basically similar but with Davey SF400 filter and 1.1 KW pump

Between the 3 main swimming pool buildings a big swimming pool with both tiles and galena. In the pool one Jacuzzi bench,one waterfall for neck massage and a Knapp walking circuit.
Pumps and filters are allocated near the service area.
